Terms of Service

These terms apply when you order a service from Feasibility Fast ("we", "us"). By placing an order you agree to them.

What a screen is

A Basic screen is a review of publicly available records about a parcel, such as county zoning and critical-area maps, health district records, well logs, utility information, recorded documents, permit history and LiDAR data, summarized with maps and our opinion of the risk each item poses to building on the parcel. We do not contact anyone for a Basic screen.

A Deluxe screen includes the Basic screen. We also contact the county, health district, title company, utilities and contractors we think can answer open questions, and update the report as answers arrive. We can't make anyone answer, and an answer given by phone or email is that person's view on the day, not a permit decision or a binding quote.

What it is not

• It is not a survey, soil test, septic design, wetland delineation, engineering opinion, appraisal, or home inspection.
• It is not title insurance or a title examination, and it is not legal advice.
• It is not a guarantee that any permit will be issued or that any cost estimate will hold.

Public records can be incomplete, out of date, or wrong, and conditions on the ground can differ from mapped conditions. Go, caution, and stop ratings are our judgment based on the records we reviewed on the date of the report. Confirm anything that matters to your decision with the agency involved or a licensed professional before you rely on it.

Price, payment, and refunds

A Basic screen costs $99 and a Deluxe screen costs $199, for one property. A property is one lot. It may span more than one tax parcel if the parcels adjoin. If a request lists parcels that don't adjoin, we hold it and ask you what you want screened before we start. You pay the full price when you submit a request. We may decline any request before we deliver the report, and if we do we refund what you paid in full. Upgrading a Basic report to Deluxe costs $100. Once a report is delivered, the fee is earned and not refundable. If you go on to buy contractor coordination for the same parcel, what you paid for the screen is credited toward it.

Field work and partners

Septic design, surveying, well drilling, excavation, wetland, and other licensed work is performed by independent professionals. If you buy contractor coordination, we hire and pay them as part of one fixed price that you approve before work is scheduled, and we coordinate scheduling and communication. Licensed findings are issued in the professional's own report under their own license. We are not responsible for a partner's work product, but we will help you resolve any problem that comes up.

Use of the report

The report is prepared for the buyer named on the order and their agent and lender. You may share it with professionals advising you on the purchase. It may not be relied on by anyone else.

Limitation of liability

To the fullest extent permitted by law, our total liability arising out of any order is limited to the fees you paid us for that order. We are not liable for indirect or consequential losses, including lost profits or the cost of a property purchase.

Governing law

These terms are governed by the laws of the State of Washington.
