About
Local help reading the records on rural land
Anyone buying rural land wants to know two things. Can I build what I want here? And what will it take to get the lot ready? What they usually get is a 30 to 60 day feasibility window and a list of people to call: the county, the health district, a septic designer, a surveyor, the power company, and a title officer.
We answer both before you spend money on anything else. Every screen starts with the public record: zoning, critical-area maps, soils and septic files, well logs, utility service, recorded easements, and permit history. We map it over your lot so you can see where a house, a drainfield, and a well could actually go. With the Deluxe package, we also call the county, the title company, the utilities, and local contractors, because some answers only come over the phone.
How we work
- You deal with one contact from the first email to the final answer.
- Screen prices are fixed and posted. Coordinator is quoted before anything is scheduled.
- Licensed professionals do the licensed work. We line them up and keep them on schedule.
- If a lot is a stop, we say so on day one, not day forty.
- You can start before you're under contract. Earlier is better.
