FAQ
Questions buyers ask before they order
What's in a Basic screen?
A desk review of the public record for one property. It covers zoning, critical areas, soils and septic records, water, power, access and title items, permit history, and LiDAR topography. We draw maps of your lot with the buffers and setbacks on them and mark where you could build. You get a 6–10 page report with go, caution, or stop on each item and a rough site-work cost. It's $99 and takes 24 hours. We don't contact anyone for a Basic screen.
What does Deluxe add?
Phone calls and emails. We contact the county permit desk, the health district, the title company, and the utilities, and we ask local septic designers, well drillers, and excavators for current pricing. The first report still comes in 24 hours, and each answer is added as an update. Deluxe is $199. For the title company, you'll need a buyer's agent we can copy, since most title companies won't release records without one.
What is Coordinator?
Field work, run for you. If the lot needs a septic designer, surveyor, well driller, wetland biologist, or excavator, we hire and pay them and keep them on one schedule ahead of your deadline. It's quoted for your lot because every lot needs something different. What you paid for the screen comes off the quote. Contact us to get one.
Can I upgrade a Basic report to Deluxe?
Yes. Your report page shows who we'd contact for that lot. Pay the $100 difference and we start making the calls.
When do I pay?
When you send the request. You pay the full price at checkout, by card, Apple Pay, Google Pay, or bank transfer, and the receipt comes by email. There's nothing more to pay when the report is ready.
Do I need to be under contract?
No. The best time to start is now. Plenty of buyers send us a lot before they write an offer, so they know what to put in the contract. If you're already in your feasibility period, send it today.
Is it a guarantee that I can build?
No. It's research, not a permit decision. It tells you what the records show, where the risks are, and what still needs a licensed professional or the county to confirm. Some questions, like whether the soils will pass a septic test, can only be answered in the field.
What if my lot is on two tax parcels?
As long as the parcels touch and make up one lot, it's one property. List both parcel numbers and it's priced as one. If they don't touch, we'll get in touch before we start to ask which one you want screened.
What does caution mean?
Something needs confirming or will add cost, but the record doesn't show a deal-breaker. The report says what to check and who to ask.
What does stop mean?
The record shows a problem serious enough that we wouldn't buy without resolving it first. No room for a drainfield outside the wetland buffers is one example. A lot that hasn't been legally created yet is another.
Can you do perc tests in the wet season?
Septic designers in Western Washington often want wet-season soil observations, and some tests only happen in certain months. If timing matters for your lot, the screen will say so and we'll help you plan around it.
Do you do the septic design, survey, or wetland work?
No. Independent licensed professionals do. With Coordinator, we quote one fixed price for your lot, hire and pay the professionals, and deal with the schedule and the county. Their findings come in their own reports, under their own licenses.
What do you need from me?
The parcel number and what you plan to build. If you're under contract, your feasibility deadline and closing date too.
Do you cover my area?
We work across rural Western Washington. Send the request either way. If we can't take the parcel, we'll tell you and refund what you paid in full.
Can my agent order for me, or get a copy?
Yes to both. Your agent can send the request and pay for it, or you can send it and add their email. Either way, they're copied on the report and every update.
What if the screen says stop?
Then it did its job. You've skipped paying for field work, design, and maybe the land itself, and you have the facts to renegotiate or walk away.
Does the screen count toward field work?
Yes. If you go on to Coordinator, what you paid for the screen comes off its price.
What if you can't take my request?
We'll tell you and refund what you paid in full. Once we've delivered the report, the fee is earned.
